County Line Mobile Home Community welcomes you and wants you and your family to enjoy the park and all of it facilities.  To insure a healthy atmosphere and provide a pleasant community for all, the following rules will be strictly enforced.

 

 

I. TENANTS AND GUESTS

All tenants must fill out a Resident Application upon arrival in the park. Only persons listed on the Resident Information Form may reside with the tenant. The park management reserves the right to limit the number of persons living in any mobile home in this park. Tenants shall be responsible for the conduct and safety of their guests while in this park.

 

II. RENT PAYMENTS

Lot rent must be paid on or before the 1st day of each month. Rent will be considered late in not received at the bank by midnight of the 10th.  Payments that are late will be assessed the following late fees:

 

$25.00per month late fee will be accessed on the 11th day of month if rent is not deposited at the bank in your assigned account.  Please contact management if you are going to be late with your payment.

 

If delinquent rent is not paid in full by the 10th of the following month an additional $25.00 will be charged and the eviction process will start.

 

III. TRANSFER, SUBLETTING, MOVING, AND VACATING

Mobile homes may not be sublet, transferred, loaned or occupied by anyone other than those originally registered. If a tenant sells their mobile home, the buyer must fill out a resident application and be approved before the seller is relieved of legal responsibility to the park. Proof of purchase must be provided to Management. Prior to moving, it is the tenant’s responsibility to obtain a moving permit from the County Treasurer’s Office signifying that all property taxes have been paid on the home for the current year and to pay any back rent due before the home can be moved. Vacated homes are the responsibility of the tenant/home owner. Management reserves the right to discontinue water service to vacated homes in order to protect park utilities. Your manufactured home community is planned for permanent residence, but if you leave, it will require thirty (30) days notice and a forwarding address. The Manager must be notified by the resident and the mover at least one week prior to the manufactured home mover arriving in the park.

 

 

 

 

 

 

 

 

IV. PETS

Pets (dog’s and cats) are allowed in the Park and must be registered with and approved by park management.  Any permission given is subject to revocation at any time by the Management.

A total of only two dogs or catsper home will be allowed. These pets must not cause a nuisance in either noise (excessive barking) or possess any dangerous or destructive habits. No doghouses or animal cages are allowed outside of the mobile home. No animals will be allowed on chains outside your home. No reptiles are allowed on the premises.  Dogs and cats are not allowed to roam free and must be leashed at all times.  Pick up after your pets as any droppings found left on your lot or in common areas will be subject to a fine.

 

V. VEHICLES & PARKING

Residents are limited to two vehicles and two parking spaces on the premises. Vehicle parking is to be in front of your lot from light pole to light pole in circle drives or in your lots designated parking area (parking cars 2 deep in circle areas in not permitted).  Unlicensed vehicles shall not be permitted on the premises at any time. Do not park on grass or concrete patio.  Mechanical or repair work is not permitted. Do not change motor oil or an engine fluid on any concrete or asphalt surface.  Boats, RV’s, Campers and Trailers are not allowed to be stored in the park without written permission from park management.  Any unauthorized vehicles will be towed at the owner expense.

 

Extra parking spots will be made available for a small fee in front of lots (206,502, & 503) for extra vehicles.  Also, there will be room made available on these lots for campers, trailers, and boat parking.  These spots are on a first come basis and will rented monthly.   These parking areas will be temporary until the park fills those lots with new homes.

 

VI. CHILDREN UNDER AGE 18

Respect for others and other’s property is expected from children the same as it is from adults. Parents are responsible for the whereabouts and activities of their children at all times and will be financially responsible for any damage they may cause.

Please make it very clear to your children that:

  1. They are not to play on vacant lots, by vacant homes, or by the park shed, nor are they to cut through other neighbor’s yards.
  2. They are not to discard pop cans/candy wrappers or any other litter anywhere on Park property.
  3. They are to keep the volume of radios; TV’s, Etc. low enough so that no neighbor is disturbed.
  4. They are not to use vulgar language at any time.
  5. Any type of gun or play gun is not allowed on Park property. (i.e. paintball gun, BB gun)

 

VII. MOBILE HOMES

While the management and owner of you community will strive to assure the safety of residents and the property, they are not responsible for losses due to fire, theft, or accident. You the resident are hereby notified that you assume the risk in such matters and for any accident or injury on your lot. The resident of such lot shall indemnify and hold management harmless of any and all claims by any person.

 

  1. Appearance– Please take pride in the appearance of your property. Lawns must be MOWED AND TRIMMED each week. Please keep your lot free of debris and litter. Should it become necessary, the Management reserves the right to correct any unsightly condition and impose a charge to be paid at next lot rent payment. We reserve the right to have your lawn mowed and trimmed and trash removed at your expense. The only items allowed outside of your home are patio furniture and barbeque grills. No external fuel tanks.  All other items must be kept inside of a shed or inside of your home.

 

  1. Garbage – All garbage must be kept in pet-rodent-and insect proof, water tight plastic containers with tight fitting lids. Garbage cans must be stored along side your home towards the rear until the night before garbage day. Trash cans must be placed back alongside trailer by evening.

 

  1. Utilities – All water lines to you mobile home must have electric heat tape in working order from November 1 to May 1 to protect water lines and meter from freezing. It is your responsibility to protect all lines above ground including the meter with heat tape and insulation. Tenants are responsible for any damage to park utilities and loss of water due to improper winterizing of utilities.  Sewer lines are to be kept clear of all non-disposable and foreign objects.  Expense of removing these items from clogged drains and pipes will be charged to the home owner.

 

  1. Signs – No signs of any type are to be displayed or posted in any manner.

 

  1. Home Exteriors – Home owners are not to alter or paint their home’s exterior without written permission from the Management. Sheds, awnings, and skirting must be kept in good condition and repaired when necessary. No permanent swing sets, pools, or other recreational equipment is allowed to be erected on your lot. Small pools are allowed but must be drained nightly and turned over or removed. No appliances, building materials, lumber, or trash may be stored outside of the home. Any patio furniture must be designed for outside use – no interior furniture may be used outside.  Each lot has an exterior light pole associated with that lot.  It is the responsibility of the tenant to keep this light working at all times and contact management if there are issues.

 

  1. Public Behavior – Public drunkenness, abusive or obscene language, immoral conduct, disorderly conduct, or illegal activities will not be permitted and will be reported to the proper authorities. Use, sale, or possession of controlled substances (drugs) by Tenants or their registered occupants or guests will result in immediate termination of Lease. If a police officer is summoned to investigate any type of disturbance caused by a resident or guest of a resident, that resident may be given an immediate eviction notice.

 

  1. Fireworks and Off Road Vehicles – are not allowed on Park property.

 

 

 

VIII. MANAGMENT

Management may make additional rules or changes at any time.  Tenants will be given notice of these changes.  The owner and management will not be responsible for any legal fees incurred due to collections of non-payment of any fee assessed or for the eviction process.  All fees will be charged to tenant. 

 

 

VIV. VIOLATIONS

Violations of the above rules & regulations will result in notice given to tenant from management either verbally or written.  Fines for violations will be assessed by management and will be added to your account. The fines will be due upon receipt of the written violation.  Failure to pay the fines by the 10th of the following month will result in your account being late and incurring additional late fees.
